    The role of the Residential Construction Inspector is to provide oversight of the construction and rehabilitation of residential single and multi-family properties. The individual that applies for this position must meet the qualification requirements and have extensive field experience in residential construction with some familiarity in the elevation of homes.  The candidate must be able to travel between jobsites within a 50-mile radius.  


    Essential Functions:


    • Confer with supervisory personnel, owners, and contractors to discuss and resolve matters, such as work procedures, complaints, or construction problems.
    • Communicate with construction contractor’s representative on a regular basis. 
    • Plan, schedule, and/or coordinate construction inspection activities to meet deadlines.
    • Ensure compliance with procedural requirements on contractor's request for information.
    • Plan, organize, and/or direct oversight activities concerned with the construction with IBTS employees and others.
    • Study job plans and specifications to determine appropriate construction methods are being used.
    • Implement quality control programs.
    • Review and approve change orders in coordination with the IBTS Document Control Specialist.
    • Review modified Scope of Work in response to changes in construction and unforeseen conditions.
    • Coordinate and work with contractors relevant to project requirements in accordance with established procedures.
    • Identify potential delays and take appropriate actions to eliminate or minimize their cause and/or impact on the project.
    • Direct and supervise employees with less experience performing construction related activities, such as site reviews and inspections.
    • Attend meetings with Client, Contractors, and IBTS employees weekly, monthly, or other scheduled times.
    • Perform other duties, responsibilities, and activities as directed by IBTS Senior Management or others as assigned, at any time with or without notice.
    • Prepare clear and accurate job records in IBTS database, listing inspections conducted, personnel on site, causes of delays, and job problems as well as appropriate photo documentation.



    • Knowledge of residential construction processes and procedures.
    • Ability to read and interpret building plans relevant to the elevation, rehabilitation, and construction of single and multifamily residential properties.
    • Ability to compare construction plans and specifications with work being performed or completed for compliance, and report on any discrepancies.
    • Ability to prepare clear, technically sound, accurate, and informative inspection reports and other reports.
    • Understand and utilize Information Technology in the performance of work including Internet, Intranet, Microsoft Windows OS, Adobe Acrobat, and Microsoft Office Suite. Knowledge of Xactimate estimating software is preferred.
    • Foster positive attitude towards IBTS staff, contractors, homeowners, and clients.  
    • Must be able to speak, read, and write the English language with proficiency.
    • Maintain daily logs and records of inspections performed with the ability to issue findings both verbally and written to IBTS staff, contractors, supervisors, and clients as needed.
    • Use critical thinking and problem solving to detect, inspect, and recognize Life Safety issues as well as identifying quality control in accordance to program requirements and IBTS guidelines.
    • Knowledge of the installation of foundations including but not limited to driven and drilled piles and reinforced concrete.
    • Ability and willingness to travel between projects within an approximate 50-mile radius or as determined by the Project Manager.





    • Must satisfy at least one of the following: Licensed Professional Engineer; or a Registered Architect; or a Residential Inspector licensed by Texas Real Estate Commission (TREC); or an ICC certified Residential Combination Inspector (building, electrical, mechanical, plumbing)
    • Minimum of Five (5) years of experience in residential home inspections


    • Bachelor’s degree in Engineering, Construction Management, or Construction Technology or any related field (preferred)
    • Knowledge of Microsoft Word, Excel, PowerPoint, and use of various types of electronic and/or manual recording and information systems used by IBTS.
    • Other technical certifications and the ability to work in other project areas are a plus.

    Physical Demands

    • The person in this position needs to move about inside and outside of homes and buildings while examining work sites.
    • Constantly positions self to ascend/descend ladders for examining work site including but not limited to climbing steps, moving through crawl spaces, attics, basements, etc. These actions include climbing, stooping, kneeling, crouching, crawling etc.
    • Frequently move equipment weighing up to 50 pounds to and from work site.
    • Constantly works in all outdoor weather conditions


    Special Requirements:


    • Consent to and pass a driver's and criminal records background check.
    • Must possess a valid driver's license, and have an acceptable driving record at time of appointment and throughout employment.
